A practical decision, with assumptions you can inspect

Rental Cashflow & Net Yield Calculator

Go beyond rent divided by price. Include vacancy, operating costs, loan payments and upfront cash, then compare occupancy scenarios.

How to use, check and interpret this tool ↓

Inputs begin with a fictional teaching example. Replace them with your figures; nothing is saved automatically.

1. Set the assumptions

All amounts are MYR and pre-tax. Enter recurring costs once; upfront buying costs belong in upfront cash.

Loan cash payments include interest and principal. Principal is not an operating cost, and this tool does not determine tax deductions.

2. Keep a local record

Saving is explicit and shared by EN/ZH pages on this site origin only. It does not sync devices or alter any other Numbrite book. JSON backups are unencrypted.

How this calculation works

Trace the cash

Collected rent = monthly rent × (12 − vacant months). Subtract management on collected rent and annual fixed operating costs for net operating income; subtract all loan cash payments for cashflow. Deposits, sale proceeds, appreciation and income tax are outside this annual model.

A 4.8% gross yield can coexist with a cash shortfall

The MYR500,000 / MYR2,000 example with one vacant month, 5% management, MYR3,600 costs and MYR1,800 monthly loan cash service yields MYR17,300 operating income and −MYR4,300 annual cashflow. Cash invested is MYR100,000 down payment plus MYR20,000 upfront costs.

Yield and tax are different questions

Gross yield uses potential full-year rent / price. Net operating yield excludes debt service. Cash-on-cash divides cashflow by down payment plus upfront cash and is undefined if that denominator is zero. Break-even rent assumes unchanged occupancy and cost percentages; tax classification and deductibility require separate official checks.

Use the result with confidence

Check an input before recording it

Begin with the labelled fictional example or replace the fields. Calculate to see the complete result and any shortfall. Editing an input hides the previous result until you calculate again. Saving records the inputs, not a bank transaction or an approval.

Keep the right local book

This tool can hold up to 20 saved records. Choose a record and press Load before editing it. Net-worth records use unique months and one base currency. A backup from another tool is rejected; restoration previews and confirms replacement of this book only.

Keep evidence you can understand

The calculated CSV contains the displayed model schedules, not a broker statement, tax filing or bank balance. JSON contains saved inputs and can hold private names and amounts. Store exports privately; clearing browser data or moving to another origin/device does not transfer records.
